Loan Criteria

  • Land must be entitled, with no discretionary approvals outstanding
  • 100% of lots must be presold to a home builder (affiliated or 3rd party)
  • Developer must have resume of completed projects, as well as pipeline of future deals
  • Guarantor suitable for completion guaranty
  • Land collateral is free of liens and other encumbrances
  • Loan terms ranging within 12 to 60 months
  • Traditional “For-Sale” communities or Single-Family Rental projects
  • Total loan commitment greater than $1MM
  • Total lot count must exceed 25 lots
